We walk the valleys, check the chimney and wall flashing, examine the pipe boots, and inspect the ridge line. We check shingle flexibility to see if the asphalt has baked out and lost its seal, and we check the gutters for heavy granule loss.
If there’s an active leak, we trace the water back to where it entered the deck not just where it finally soaked through your ceiling drywall. You receive clear, close-up photos of what we find. If a $350 flashing repair fixes the issue and your shingles still have years of life left, that is all we will write up. If the roof deck is soft or the shingles are completely shot, we’ll explain why a replacement makes better financial sense.

Anyone can nail down a shingle. What keeps a roof watertight in Houston downpours is everything under and around the shingles: The Decking: We never install new shingles over spongy, water damaged plywood. The Transitions: We use real metal step flashing along walls and soldered or properly sealed counterflashing on brick chimneys never just caulk. The Valleys: We line valleys with heavy duty leak barrier to handle double water volume during torrential rain. The Ventilation: We verify that your attic intake and exhaust vents are balanced so trapped 140°F attic air doesn't bake your shingles from underneath.

When we give you an estimate, it lists the exact materials we are installing: the shingle brand, the synthetic underlayment, the drip edge, the ventilation units, and the replacement cost per sheet if we find damaged decking. If we open up a roof section and find something unexpected, we stop, take a picture, show it to you, and talk through the options before doing extra work.

Once the roof is done, our crew goes over your yard, walkways, and driveway multiple times with rolling magnetic sweeps to pick up stray nails so you don't end up with a flat tire.
